Rental Policies & Agreement

This Short-Term Rental Agreement (“Agreement”) is made between Host (hereafter “Owner”) and Guest(s) (hereafter “Guest”) for rental of the property described below under the following terms and conditions.

Property: 515 Plumas St., Reno, NV 89509

APPLICABILITY TO INVITEES

• Guest agrees that the terms, conditions, releases, waivers, and indemnifications set forth in this Agreement shall apply equally to the Guest and to all persons invited to or otherwise permitted on the property by the Guest (“Invitees”). Guest assumes full responsibility for ensuring that all such Invitees comply with the provisions of this Agreement and acknowledges that any acts or omissions of such Invitees shall be deemed the acts or omissions of the Guest.

USE OF THE PROPERTY & HOUSE RULES

• The Guest agrees to use the property only for short-term vacation lodging, and not as a long-term residence.

• The Guest agrees to abide by all house rules posted by Owner, including those provided via the listing or in-property instructions.

• The Guest will maintain the property in good order and condition, and will be responsible for any damage caused by themselves and their invitees.

• No smoking or vaping is allowed inside the home or on the property. No illegal activity.
  

• No pets allowed on the property.
  

• No parties or large gatherings without prior approval.
  

• The Spa House (hot tub & cold plunge area) is not gated/locked and Guest use is at their own risk.
  

• Owner may enter the property for purposes of inspection or maintenance with reasonable notice unless there is an emergency.

CANCELLATION & REFUNDS

• Guest will receive a full refund if cancelled at least 30 days before check-in.
  

• Guest will receive a partial refund if cancelled 7-30 days before check-in.
  
  

WEATHER & TRAVEL CONDITIONS

• Guest acknowledges and understands that the property is located in a region subject to seasonal weather conditions, including snow, ice, and other inclement weather. Guest accepts all risks associated with travel to and from the property during such conditions. Cancellations, refunds, or rescheduling requests will not be accepted or granted due to weather-related issues, including but not limited to snowfall, road closures, or inability to travel. Guest is solely responsible for monitoring weather forecasts and ensuring safe and timely arrival and departure.

CHECK IN/OUT

• Check-in: after 3:00 PM (or as agreed)

• Check-out: before 11:00 AM (or as agreed)

• Guest agrees to leave the property in a reasonably clean state, remove trash, reset furniture to original positions, and lock all doors/windows upon departure.

DAMAGED PROPERTY

• Guest will report any damage immediately to Owner.

• Additional fees may be applied to cover damage, extra cleaning, loss of rental income, or violation of house rules.

SPA HOUSE RULES

• Spa House rules apply to the use of the hot tub and cold plunge by Guest and their invitees.
  

• Only guests aged 18 or older may use the hot tub or cold plunge unsupervised. Children under 18 may use these facilities only under direct adult supervision.
  

• Guests with known heart conditions, high/low blood pressure, circulatory issues, pregnancy, or other serious medical conditions should consult their physician before using the hot tub or cold plunge. Use is at Guest’s own risk.
  

• Alcohol, drugs or impairment from any substance are not permitted prior to or during use of the hot tub or cold plunge.
  

• Prior to using the hot tub or cold plunge, Guests must rinse off any lotions, oils, makeup, or other topical substances in the shower.

• No glass containers or sharp objects are allowed in the spa area. Use only plastic or safe containers for beverages.

• The hot tub and cold plunge covers must be replaced on the tubs when finished using.

• The Guest agrees to obey posted signage and instructions provided in-property regarding temperature settings, duration of use, and safe behavior.
  

• Guest must not modify controls, plumbing, filtration, or temperature systems. Guest agrees not to power off the cold plunge, as doing so may cause pipes to freeze and result in damage. If equipment malfunction is detected, notify Owner immediately and cease use.

• Maximum number of users in the hot tub is five persons. The maximum number of users in the cold plunge is one person. Overcrowding is prohibited.

LIABILITY WAIVER FOR SPA HOUSE FACILITIES

• Guest acknowledges that use of the hot tub and cold plunge involves inherent risks, including slips and falls, drowning risk, temperature-related medical issues, and other hazards. Guest uses these facilities at their own risk.

• Guest agrees not to hold Owner, Manager, or their agents liable for injury, illness or damage resulting from use of the spa facilities.
  

• Guest agrees to expressly assume full responsibility for these risks and for any damage, injury, or loss that may result from participation or use of the Spa House facilities.
  

RELEASE OF LIABILITY

• To the fullest extent permitted by law, Guest releases, waives, and forever discharges the Owner, property managers, employees, contractors, and agents from any and all claims, demands, actions, or causes of action arising from any injury, illness, death, or property damage sustained during or after the stay, whether caused by ordinary negligence or otherwise.
  

• This includes (but is not limited to):

  • Accidents occurring in or around the property

  • Injuries related to the use or misuse of the hot tub, cold plunge, or any wellness amenity

  • Slips, falls, burns, allergic reactions, or drowning incidents

  • Loss or damage to personal property
    

• Guest agrees to use all amenities at their own risk, and understands that Owner makes no representations or warranties regarding safety, fitness, or suitability of any amenity or equipment.
  

• Owner does not supervise use of the hot tub, cold plunge, or other facilities. Guest agrees to exercise caution, follow all posted or written instructions, and ensure that children are supervised at all times.
  

INDEMNIFICATION

• Guest agrees to indemnify and hold harmless Owner and its representatives from any losses, damages, or legal costs arising from Guest’s actions, negligence, or breach of this Agreement, including damages caused by any other individuals invited to the property by Guest.
  

GOVERNING LAW

• If any portion of this agreement is found to be unenforceable, the remaining portions shall remain in full force and effect. This agreement shall be governed by the laws of the State of Nevada, and any dispute shall be resolved in the appropriate court of Washoe County, Nevada.
  

ENTIRE AGREEMENT

• This Agreement and Waiver constitutes the entire understanding between the parties and supersedes all prior discussions or representations regarding liability or risk. If any portion of this Agreement is found invalid, the remainder shall remain in full force and effect.
